Board Meeting call to order at 6:30 PM Board Members present, Darrell T. Davis, Ellie Fluck, Darrel Gillespie, Tom Slade, Rob Navara, Emily Cruz Office Administrator, Ron Carpenter District Manager

President Davis called for the Allegiance and Invocation

Approve October 16^th,2024 Minutes- Minutes- Motion to approve minutes made by Fluck, 2nd by Slade. Motion carried.

Additions or Corrections to Agenda – Motion to approve agenda made by Fluck, 2nd by Navara. Motion carried.

Public Comment –

Financial Report as of November 19^th, 2024

Motion to approve financial report made by Fluck, 2^nd by Gillespie. Motion carried.

Executive Session- Budget Expenditures/Personnel 24-6-402(f) C.R.S., 24-6-402(4) (c)C.R.S. Motion to go into Executive Session at 6:45 made by Fluck, 2^nd by Gillespie. Motion carried. Executive Session ended at 7:45.

Operator’s Report – Out of compliance with e-coli by about 10%. This happened last year as well. Antenna wire came in.

Continuing Business –

            Preliminary 2025 Budget – Reviewed and made adjustments.

Rio Grande RV & Resort and Connection Agreement- They are digging a 6-inch line this way. Selling lots instead of leasing them. We will bill at a residential rate and an availability fee for an empty lot.

            Sawmill Meadows Village/Work Force Housing- No change. Working on AC/DC lanes.

            Hire a New Employee- Hired “Logan Pohl”. Starts December 2^nd, 2024

            Peacock Meadow’s- Putting up a fence. Spoke to Kurt about the tap fees.

            Base Camp Convenience Gas Station- Waiting on design approval.

Discuss an Increase in Commercial Property Rates- Motion to increase commercial property rates by 10% send notice and start billing second quarter of 2025, made by Fluck, 2^nd by, Gillespie. Motion carried.

CDPHE Permit- Working with our engineer (West Water Engineering)

Porch and Driveway – Paid SLV Builders a deposit of $8,100.00 but they cannot start on it until spring of 2025. Tabled until then.
